The Most Common Inspection Issues.

 

Over the past few months of meeting with realtors and numerous inspections, it seems everyone wants to know what the most common inspection issues found are. Well that's an easy one... It seems that every DIY Home Owner believes they have the skill and knowledge to make electrical repairs in their home. Many of these repairs and installations will work, but are not up to code or installed to todays standards. The Electrical system is the most intricate and DANGEROUS system in the home.

Removing electrical components and leaving open, unboxed splices in ceilings and attics is a very common issue. Most inspectors will not open ceiling tiles and look above drop ceilings where most of these issues are found.

The second most common issue that I have found has been is bathroom exhaust fans that are terminated in the attic and not exhausted to the outside. Allowing exhaust fans to empty into the attic will carry moisture into the attic which will eventually cause damage to the insulation and cause mold issues.

 

Inspections by the right inspector can help to capture  these issues and could save the home buyer thousands of dollars.
